For Sellers · Central Texas Land, Ranches and Homes

Your property deserves a strategy,
not a sign in the yard and a hope.

Kim Hill Real Estate Group represents sellers who expect more than traditional marketing and more than one-size-fits-all service. Whether you are selling a home in town, acreage outside the city limits, a working ranch, or a family property held for decades, the goal is the same: clear positioning, the right buyers, and a well-managed process from the first conversation to closing.

The Problem

Most listings fail quietly, not because the property is wrong, but because the plan is.

Sellers across Central Texas often live in two worlds. Some are local. Many live in Dallas, Austin, Houston, or out of state while owning land, ranches, and homes here. They need a brokerage that understands both: the land itself, and how today’s buyers actually find it.

A listing that only sits on the MLS is invisible to a large part of the buyer pool. A price that is "a little high to see what happens" can cost months. A process with no communication plan creates anxiety for owners who cannot drive out every weekend.

That is the gap we built this practice to close.

Wrong buyer, wrong price

Land, ranches, and lifestyle homes do not sell the same way a neighborhood house does. Pricing has to account for access, utilities, ag use, water, minerals, and who the real buyer is, not just nearby solds.

Marketing that stops at the MLS

Today’s serious buyers search nationally. They watch video. They compare acreage on maps. They decide before they ever request a showing. If the listing does not meet them there, they move on.

Owners who cannot be on site

Out-of-area and estate sellers need a partner who will walk the property, manage details, and report back in the format they prefer, not assume they are local and available.

Why Sellers Choose Kim

An advisor for the sale, not just an agent with a lockbox.

Kim Hill is a Broker and Accredited Land Consultant representing buyers and sellers of Central Texas land, ranches, and homes since 2008. The ALC designation is held by a small percentage of Realtors® nationwide and recognizes advanced expertise in land brokerage, valuation, and complex property analysis.

Her residential work typically begins in the low-to-mid $200,000s and extends through high-value land and luxury properties. The same standard of strategy, visibility, and communication is applied to every listing, regardless of price or property type.

Clients come to Kim when the sale matters: a working ranch, recreational acreage, a home in town, a multi-generational property, or an estate that has to be handled with care. They stay because the work is organized, the advice is direct, and the marketing is built for the actual buyer, including buyers hundreds of miles away.

What You Get

A full marketing engine behind every listing.

What began as a promise of strong online presence and transparent communication is now a strategy-driven listing system. We do not list a property and wait. We build visibility on purpose, based on data, buyer behavior, and reach.

Pricing that can be defended

Land and ranch properties require a different level of knowledge: access, utilities, use, soils, water, future potential, and buyer motivation. Homes need the same honesty about condition, comps, and presentation. We price to attract the right buyer and protect your negotiating position. Data first, not pressure.

Marketing built for how buyers actually search

Each listing receives a plan designed around who the buyer is and where they are most likely to engage.

  • Advanced digital marketing systems and platform-specific campaigns
  • AI-assisted tools for buyer targeting, content, and exposure
  • High-impact visual media: drone, video, and professional photography
  • Single-property websites for standout listings
  • Soil reports and aerial mapping for land
  • Targeted social and web campaigns, not a single generic post
  • A dedicated marketing and social team adjusting campaigns based on engagement

Communication that is customized, not assumed

Our systems are modern. Our relationships are not automated. We meet you where you are.

  • On-property meetings when you are local
  • Zoom or video for out-of-area owners
  • Phone, text, or email, your preference
  • Detailed reports or short summaries, whichever you want
  • You will not wonder what is happening with your listing

Representation through the hard parts

Showings, offers, inspections, surveys, title, estate paperwork, and negotiations are managed with a steady hand. Negotiation is grounded in data, not urgency theater. The process should feel controlled, even when the property or the family situation is complicated.

Who We Serve

Built for the sellers we already serve.

Land, farm, and ranch owners

Working ranches, hunting tracts, agricultural land, recreational acreage, and investment ground. These properties need a broker who can speak fluently about use, access, water, ag exemptions, and the buyer who will actually write the offer.

Residential sellers

From Gatesville to Waco and the communities in between. Strategic pricing, professional marketing, and dedicated service. The same standard we bring to high-value land, applied to homes in town.

Out-of-area owners

You live in a metro market. The property is here. You need someone on the ground who will treat it as if it were her own listing file: present, precise, and easy to reach.

Heirship and estate families

Inherited property requires sensitivity, legal coordination, and clear market advice. Kim works alongside attorneys, CPAs, surveyors, and advisors so the family can make decisions without chaos.

The Process

What happens after you call.

A good sale is a sequence, not a scramble. Here is the path we walk with sellers.

  1. 1

    A direct conversation

We start with your goals, timeline, and constraints, not a canned listing pitch. Keep the property, sell this year, divide acreage, settle an estate, test the market privately: the plan follows the objective.

  2. 2

    Pricing and positioning

You receive a clear recommendation grounded in local land and housing knowledge, not a portal estimate. We talk through tradeoffs so you can choose a strategy you can live with.

  3. 3

    Prepare and present

Photography, drone, video, mapping, copy, and the listing package are built around the buyer we are trying to reach. Land listings get the extra layers buyers require before they will travel.

  4. 4

    Launch with intention

Exposure is targeted across web, social, and the networks that actually produce Central Texas land and home buyers. Campaigns are adjusted based on response, not left on autopilot.

  5. 5

    Manage the transaction

Showings, feedback, offers, negotiations, inspections, and closing coordination. You get updates in the format you asked for. Nothing important is left to chance.

The outcome we work toward: a sale you can stand behind, on terms that make sense, without wondering whether more could have been done.

Client Reviews

What sellers say when the process is handled.

We’re giving Kim 6 stars. She was absolutely amazing and went above and beyond on helping us with purchasing our property. There were a lot of details on the side that she didn’t have to necessarily help with but she took her time and helped anyway. Big thanks to her and we really appreciate it. We really loved our gift from her as well, very thoughtful. We highly recommend her for all of your realty needs!

Verified Client

Let me tell you something about Kim. You want to get a home sold? You need to give her a call. She and her team went above and beyond to get a property sold that we had on the market through another real estate company for over 6 months. Thank you for getting it sold and definitely putting in the extra hours to make sure everything went smooth between us and the buyers. You are the bomb!

Verified Client

Kim and her team are the BEST in Texas. Throughout the process of selling our parents’ home, she was caring, concerned, and listened to us in every way. She kept us in the loop and made sure all our questions were answered. We love Kim.

Verified Client

Kim’s knowledge of real estate is beyond impressive. She is a joy to work with. She kept me well informed and updated me every time there was a showing. She is very responsive. I highly recommend her.

Verified Client

Kim provided a truly professional service, was responsive, knowledgeable and diligent. Couldn’t have asked for more in an agent. Highly recommended.

Verified Client

Kim Hill and her office team provided skilled consulting, wise guidance, honest assessments, and reinforcing encouragement from my first meeting with them to the day of signing by the purchasers. No detail went unattended on their part. They gently pushed when any part of the process ran the risk of stalling. They counseled patience when patience was crucial. When I began considering realtors, three different people with little or no connection to Kim recommended her. I now know, based on my own experience, how her reputation got out there as it has. Mine was an amazing experience from start to finish. If I enter a sales or purchase process again, this company will be my first contact, no question about it.

Verified Client

Kim is tremendous at her craft. From the superb marketing, new video posts almost weekly and constant updates on where we’re at as far as showings, potential buyers and follow-ups with all of the above. Highly recommend Kim Hill Real Estate.

Verified Client

I was so impressed with Kim right from the start of our real estate journey. Throughout the entire process she provided sound guidance, insight into the market, referrals for local resources and ways to get things done to prepare the land for sale. I relied on her for how to get through, from listing all the way to sale closing, and she never let me down. The heirship steps were explained and checked off along the way. You won’t find a more professional and prepared team than Kim and her assistant Jamie. I’m so grateful for them.

Seller Questions

What sellers ask before they list.

  • Do I need a land specialist if I am only selling a house in town?

You need a listing strategy that matches the property and the buyer. Kim’s team applies the same pricing discipline, visual marketing, and communication standard to residential listings that we use on acreage. If your home is in Gatesville, Waco, or the communities we serve, you still get a custom plan, not a template.

  • I live in Dallas, Austin, Houston, or out of state. Can you still sell my property?

Yes. A large share of our clients own Central Texas property from somewhere else. We handle on-site work, vendor coordination, showings, and regular reporting so you do not have to manage the sale from a distance.

  • Will you just put it on the MLS?

The MLS is one channel. It is not the plan. Your listing is marketed with targeted digital campaigns, visual media, and, for land, the maps and reports buyers need before they will get in the truck.

  • How do you decide the list price?

With local knowledge and comparable data, including the land variables that portals miss. We will tell you what the market is likely to bear and what a higher number will cost you in time. You choose the strategy. We will not overpromise to win the listing.

  • What if this is inherited or owned by several family members?

Then the first job is clarity. We coordinate with your attorney and advisors, explain the market in plain language, and keep every decision-maker informed so the sale does not stall on confusion.

  • What does an Accredited Land Consultant actually do for a seller?

An ALC is trained to analyze land as an asset: use, access, water, soils, minerals, and buyer motivation. That expertise changes pricing, marketing, and negotiation. It is why landowners who have been disappointed by a generalist listing often come here next.

If the property matters, the representation should too.

Tell us what you own, what you need the sale to accomplish, and when you want to move. You will get a straightforward recommendation, and a listing plan built for this property, not a stack of generic flyers.
